Deposits: All reservations require a deposit of 50% at the time of booking. The remaining balance is due at check-in. The deposit is refundable if the cancellation meets our policy criteria.
Cancellation Policy:
Refundable Deposit: A deposit is required for all summer reservations. This deposit will be refunded less a fee if the reservation is canceled more than 90 days prior to the arrival date.
Non-Refundable Fee: All Summer cancellations are subject to a non-refundable fee of 8%. This fee will be deducted from the total deposit amount.
Cancellation Summer Season: If a cancellation occurs within 90 days of the scheduled arrival, the guest will be held responsible for the entire amount of the stay.
Rebooking and Refund: In the event of a cancellation within 90 days, if the reservation is successfully rebooked, the guest will receive a refund for the difference between the original reservation amount and the new booking.
Refund Processing Fee: Please note that all refunds issued by the resort, whether related to reservations or any transactions made using on-property credit (including but not limited to boating, store items, and activities), are subject to a 5% processing fee. This fee covers administrative and payment processing costs and will be deducted from the total amount refunded. This policy applies to all eligible refunds, regardless of the original payment method.

Cancellation Off Season: For all other times of the year, the deposit will be refunded if the cancellation is received at least 14 days prior to your arrival time (excluding holidays, special events, and group stays which will be at management's discretion). Failure to cancel prior to 14 days before arrival the guest will forfeit their deposit. Guests with confirmed reservations are responsible for the cost of the entire length of their reservation regardless of early check-out.
These policies will apply regardless of COVID-19, missed dates, no shows, or early departures.
